The waterfall will depend on what you can attract.  

Driving for dollars is great for us having three kids, it helps calm them when they get crazy and we love looking for deals in the area!

Some locals may reach the tipping point where enough is enough, but most people don't like change so they'll stay put.I agree price appreciation will calm down but with increasing interest rates and a hot housing market, market rents will continue to increase. 

Also, I have done a lot of work to strengthen myself mentally (meditation, affirmation, visualization, etc) and I am much more positive and calm person. 

You have acknowledged their feeling which often calms the situation.

So to calm my nerves I have figured that we can do a slightly bigger down payment to give a better chance at cash flow.

Now, when dealing with problems I remain calm and keep a level head.

I think it will to a point.. but I think it will keep my list of tenants to a higher "grade" and will hopefully help keep things calm and in good shape.Also, pets..
