That may get them to respond, if not, follow through and enter and if need be have the city or non emergency services enter to do a health and safety check. 

How did you locate deals, are there submarkets that behave more favorably to this strategy?

I find tenants behave better if their landlord has a face and is friendly and fair yet professional with them. 

I have a tenant who is behaving the same way even with me making improvements to the house over the last several months (new water heater,etc).  

Cap rates are particularly useful when evaluating single tenant net leased properties because they behave like bonds.Income Multiple vs.

NNN lease investments are particularly sensitive to tenant credit because they behave like bonds--the only difference being that the investor should also consider the value of the property if vacant.Vacancy RiskReturns are directly correlated to occupancy and rental revenue.

I have heard of police officers having luck in Class C because tenants will behave.
