I believe that the highest and best use for this building is to turn it into an assisted living facility, and restore its original beauty.   

As a fix and flip company we don't count on appreciation but it's a beautiful thing when it happens.

Hello, we recently bought a beautiful 3br/3ba condo in a nice area of town, and we have advertised the property for lease on Zillow.

We have a condo under contract, and the numbers look beautiful on paper.

What I mean by this is you could be in a beautiful neighborhood where the median home price is in the 600-700s and then drive five minutes south and notice a total change in the surrounding area where the median home price drops to 300-400s.

Based on what I determined during due diligence:The annual vacancy cost was >$3,500/Yr.Maintenance was >$300/Mo. or $3,600/Yr.The cost to make each of the units livable was about $15,000 each.There was no way to raise the rent even if the units were beautiful.

My beautiful wife was awarded a settlement, which we plan to use to buy a SFR as a primary.

Did some aesthetic work on those, dealt with tenant issues, and have come out the other side.

Isn't equity beautiful?!
