I have to go thru the legal process, demand letter and filing a Mechanics lien.

OMG, I went to bed around 4am and was at the mechanic by 9:15am this morning.

@Rene Pennington The Auto policy has a "Property Damage" limit in the Liability section. 

They tried to get me to pay more to access services I had already been promised, and also put me on auto-pay with no way out until my credit card expired.  

You should be able to recoup the costs through your own market activity (plus some), you'll gain plenty of useful knowledge you didn't know you needed to know and as a mechanical engineer I'm certain you can handle the 60 hours of coursework and exam.

We bought it at 1/2 price books for pretty cheap.I also read "Landlording on Auto Pilot".  

Our rental property insurance is with USAA, who also has our homeowner's insurance (and auto policies).In August we bought another rental property.

Just like it will cost more money to have your car fixed by a mechanic as opposed to doing it in your garage.It is a trade off.
