Hi @James Danchus I have heard of the rule of $5k in the sense that when you do your due diligence for repairs and arrive at $13k round up to 15k or if 17k in repairs round up to 20k.

Although we have not "arrived," with 3 active lease options and 3 whole sale deals we are well on our way.

You've got to be comfortable more or less handling the transaction "on your own" because it's hard for the listing agent to truly arrive at the best outcome for the seller and buyer doing a double agency.

Bakersfield was hit hard when the market crashed, it's probably still awhile before new construction on any scale is going to make sense, but, like I said, I don't know your market. 

On the other hand, checks arrive on time, and the tenant was very respectful of the unit and the property.
