@Russell BrazilThis is about as accurate as any prediction we can come up with (and frankly better than most).

I use the 50% rule as a guide; but it is very dependable and surprisingly accurate. 

@John Bastidas I’ve dealt with these, but typically the county/city won’t reduce the fines (to usually less than 10%) until After the violations are corrected....which makes it somewhat of a gamble for the buyer.IF they can get the fines reduced and paid off, and the lien removed, prior to your closing....no problem.

Screening is very fast and complete - I can elect to accept CC and set the convenience fee (I do charge a tad above costs), and I find its pretty easy to reconcile a tenants payment via "serial number" or transaction ID reported to the bank with both Rentec accounting AND quickbooks - albeit Quickbooks is still manual for me (you can export from Rentec to Quickbooks via CSV... havent got that far along yet.We literally just completed several rehabs (meaning LOTS of expense), so seeing rents come in quickly and accurately is a relief for a change!

I've used Rentfacts, etc and I don't think their very accurate.

My question however is, what website to trust for the most accurate estimate on property taxes?

They way I see it, this is no different than you gambling 1,200/mo in Vegas. 

This isn’t 100% accurate.

I understand the general concept but I am not comfortable enough yet with the details to accurately explain the positives and potential negatives to my client.

I know that the distance in my subject and comps are not ideal, but since this is only practice please ignore.Assuming the properties are 1/2 - 1 mile away in distance how accurate is my ARV in your experience?
