Hi there, I am a new investor, started my journey with my wife back in 2022 we house hacked our first property in new haven CT.I am currently having a hard time finding any good deals in my market everything is so over priced and goes way above the 1% rule, I even made some low offer on the properties  that I thought would be a good fit for BRRRR however offer never gets accepted or someone else over bids.

I listed the property, tenant agreed to rent, I submitted the RFTA to housing with the rent amount, waiting for a week,  they emailed me and negotiated the rent, sent me the affordable worksheet showing the accepted rent, housing payment and tenant payment.

Depending on the value of the property it may eventually be sold on a tax deed but in the meantime, I believe title would simply remain in their estates or in the last to die's estate.I doubt you'd be able to find a legitimate charitable org to accept a deed from you and your sister without being able to get a title policy otherwise they'll have to job of clearing the title and will still need your assistance.
