When I buy something at Walmart I don't really worry about what the cost basis for the product is, I simply ask if the price they are requesting is worth it to me... if it is, I buy it and everyone wins (presumably).

People can get criminal records for life for stealing from Walmart, but let them hold up stealing rent in somebody else’s property for over a year and they’re a protected class it seems.  

If you saw one in an aisle of Wal Mart, you'd avoid the aisle. 

For the experienced multifamily investor:Assuming all systems are good and there is little to no deferred maintenance what sort of value do you think a stabilized, brick skinned quadraplex with slanted roof would be worth in a solid "C+" area with shopping (WalMart, Kroger, etc) and public transportation within walking distance and major employment centers nearby?

I’m sure the 1990’s wallpaper and laminate countertops didn’t help.The Bentonville area seems to be the hot spot with the desirable schools and proximity to Walmart HQ, but you will pay a premium.

To give you an idea of what this kind of neighborhood looks like, I own several in the neighborhood off of E Ave J, behind the Super Wal Mart.

I recommend that you buy a financial calculator. they cost about $15 at WalMart.
