You're putting the cart before the horse.  

I am also new to BP and I love the community here so I wanted some insight on how you guys feel about using LLCs, grateful for anyone that takes the time to help me clear this up a bit.Cheers, Seriously, no offense intended here but you're putting the cart before the horse.

Problem is, many agents in these "one horse towns" only sell 4 or 5 properties a year or sell real estate on the side with little to no experience spotting waterfront properties that can cash flow....in fact when I mention "cash-flow, cash-on-cash returns" etc they seem confused :)With that in mind, do any you folks have positive relationships dealing with agents in any one of the areas mentioned above, and/or know any with experience dealing with investors and/or can simply can spot an airBNB worthy cottage ?

They seem to target newer investors who want the cart before the horse.

However there is often horse hair in it or even human hair!

I think everyone has beat the dead horse on not contacting the tenant. 

That gives you all the asset protection and leaves the entity drama out of it, which is really putting the cart before the horse if you haven't started investing yet.

I would figure out what im doing with 300k prior to obtaining the actual loan, seems like you are putting the cart before the horse.

Especially in the golden horse shoe area, gta Ottawa or Ontario in general really.
