The Unit 2 tenant (female) has complained of harassment from the Unit 1 tenant on several occasions.

There have been many an occasion where I have purchase a property with nothing out of pocket or a very small amount ($2k-$5k). 

Just make sure you get a security deposit since on occasion people tend to stop caring about a house so much when their names are no longer on the title.

I have done this type of loan on multiple occasions. 

I've been on this board for 12+ years and I have never heard of an investor losing their investment because of a lawsuit, except for the rare occasion where a Landlord is egregiously bad (e.g. forcing tenants to have sex instead of paying rent).

Lease back is a useful option to negotiate and I have used it on a couple of occasions to move a deal along.

I like the idea of the long-term tenant as we have several SFH's with long-term tenants, but I do like the idea of furnishing and charging a premium for shorter stays.This is what I've been told by my mentor regarding the electrical panel - disclosing it in the lease and making them aware that it's in their apartment and there might be an occasion that we need access to it.
