Pictures and descriptions just aren't the same and while home inspections can be valuable they are so conservative in how they word their observations it is hard to really know what is going on.

Hi @Jesse Proett, I am an observer of mobile home investing only and by no mean a sage here, so I'll share from my limited insight into a friend of mine who owns a 16-pad MH property.You will have a tough time finding lenders for a MH park.

Anyone know of any studies that have looked at the relationship between the observed cap rate of a large group of properties and their actual investment performances to see if cap rates actually correlate with risk/performance on an individual basis?
