I'd love to unpack this using a few trends I've observed and implemented in my life.  2019 - I averaged 1 zoom meeting every week from a left or right coast BP investor who "is buying 20-120 houses this year". 

Pictures and descriptions just aren't the same and while home inspections can be valuable they are so conservative in how they word their observations it is hard to really know what is going on. 

On top of that, during my more than an hour at the house, I observed zero electrical issues, running ALL stove tops and the oven as well as the dryer and multiple lights at the same time.

Hi @Jesse Proett, I am an observer of mobile home investing only and by no mean a sage here, so I'll share from my limited insight into a friend of mine who owns a 16-pad MH property.You will have a tough time finding lenders for a MH park.  

Anyone know of any studies that have looked at the relationship between the observed cap rate of a large group of properties and their actual investment performances to see if cap rates actually correlate with risk/performance on an individual basis?
