I've lived in the valley since junior high and got a finance degree almost 30 years ago (blech). 

In terms of schools, the NE section of Modesto also boasts the best junior high and high schools in Modesto. 

I've tried with juniors that get a slice to make cold calls and it's tough.If you're just hiring people to read the script and get a Y/N at the end, it's going to be a lower hit rate.I mean you quote Kobe about hiring obsessed people, but Kobe was making several million a year - What are you offering for obsessed people?

My junior high was slightly farther.

The foreclosure process will wipe out junior liens. 

Just hopping in to add that you are allowed one tiny home OR a detached ADU, plus a Junior ADU.

Hopefully one of the agents knows how many liens are involved....typically with junior mtgs/liens they may want more funds to settle their debt than the first mtg is willing to give up.....which leads to the buyer having to contribute additional cash above the purchase price to settle that junior debt....which means the offer price should have considered that.  

Lenders have really tightened their belts recently, especially on investment assets and even more so on junior lien positions

When you say attached ADU, do you mean Junior ADU or (JADU)?  

The lending avenue is a little different, I recommend starting as an assistant or a Junior with an established loan officer before jumping in solo on your own.
