Rate is reasonable at first glance but yes rates are moving down and should continue to shop, get quoted, can be major changes day over day10% Down DSCR doesn't exist and has never existed to my knowledge so I wouldn't count on that15% down does exist and is rare, however as others have noted, usually it doesn't actually work since the restrictions, such as a high DSCR ratio or LTR only rent qualification (and high rate environment) never let the numbers work however as rates continue to fall we may finally be able to see some 85% LTV DSCR Deals actually pencil again!

Hey Nate, it makes sense to continue building out your investment portfolio in Milwaukee, but if you're looking in the Midwest, I recommend you make sure you get very familiar with the market you're interested in and build your out-of-state team first such as an agent, property manager, lender, and contractors if you're planning on house flipping.I recommend checking out Long-Distance Real Estate Investing by David Greene, where he takes you through how to properly invest out-of-state.

Timely payments are one of the largest factors in a credit score and if he hasn't had late payments since then, his score would continuously improve.

This links to the system design.Here is my guess regarding the system size trending (I might be wrong) - Most of the developers I have got in touch with (at lease in CA) are still interested in 1-5 MW projects as more and more transmission project suitable lots were taken/investigated/too expensive to construct.
