I have changed my rental strategy to short-term rentals and co-living (rent by room) to allow for more cash flow. 

Happy to share some of my OOS investing experiences (got started back in 2021 as a OOS investor living in San Francisco). 

I currently live in Southern Maine and am looking to construct some kind of new project rather getting into rehabbing existing residentialProposed Land Budget 100-200kConstruction Budget: 400kAll in 500-600k.I have found that if I do the site work myself including clearing, septic and digging the foundation is that i can sub contract out either steel or a Lester style building (50x150) for around 300k installed with insulation and power , divided into three 2500 square foot units. 

Something like a live in flip/fixer to eventually become your next STR.

I live here and I’m a new investor currently targeting central Nova Scotia region.

If they’re selling for a $400k+ gain they could look at a 1031 for:A super nice 2-4 unit they wouldn’t mind living in a unit of where the rental portion exceeds their 1031 sale. 

But the average politician doesn’t want renters living in houses in their neighborhood.

The other question I have is if anyone has tried this on repeat, like with standard house hacking (live in for a year and repeat). 

It does seem to make some sense to keep living there with the help of a roommate paying the mortgage.

I am also an Italian citizen, I lived there for a while, so I know the place and my family lives nearby.House prices are also lower in the areas I invest in comparison to Munich where I live.
