We are hearing that DSCR loans will not accept a 2nd position lien such as seller financing.

If you can't offer them a payment, offer them some other value to their business and see if they accept it.

Then look up their website and start contacting them to see if they’re looking to expand.

I have found other websites that are also advocating the HELOC in the first lien position it's a way to pay down your mortgage in a much faster time and have the opportunity to invest in other real estate at the same time.  

Also, I'm curious to hear – how does renting to C class tenants modify (if at all) the criterion for accepting an applicant? 

Sometimes, there’s even newer construction being built right after nearby causing the home values of the existing properties to drop and rental numbers as there is always someone with better access to debt or lower acceptable margins than you.
