BTW....I am working on a recap for RealStarter and a new business model, podcast, and a reorganized development business that should include some large-scale development projects starting in 2020. 

I am looking at a long term sustainable business model.

I would take F, L, & S. that model has worked for you in the past and it keeps your new tenant the same as all your other current tenants.

I respect the savvy of the ones who incepted this business model.

Is there usually a premium paid above what market rent is , or is there a profit sharing type of model used ?

It just a matter of slowing down a fix n flip model. 

She's investor friendly, and she has a work ethic and business model that is unlike any I've ever seen.

My first property was Turnkey and it was a great way to get a foot in the door, but I probably won't use that model again.
