This Duplex was built in the 80s and has good bones but the HVAC systems will need to be replaced soon and there has been no major updates that have been done but this is one of the reasons why i bought it. i wanted to get the experience of being a landlord and renovating  and managing multiple properties. but i have a few questions pertaining to the duplex house hack.

There is a difference between an operator who did not communicate any problems until the email about the capital went out and the operator who was constantly updating investors on the asset and the difficulties and challenges and preparing investors for the possibility of a capital call prior to actually going through with a capital call.I think the biggest lesson I have learned as an LP over the past few years is that I will absolutely require consistent, thorough and realistic communication from any operator I invest with.

The nice thing about selling it as a rental is you can cash flow until close and you won't need to do updates that owner occupants are expecting.

Updating all the mechanicals, refinishing the wood flooring, adding a 1/2 bath, flipping the kitchen from the existing kitchen into the dining room to make it more usable, updating the full bath, and adding a garage as well as painting throughout.
