Blended rate on $285k mortgage of say 8% is $210 per unit.

Am I an amateur for going to the bank for a blended rate of 9% on a combo-mortgage package with 100% financing?

If everyone is sending it, then they are just blending in.

And it answers my issue perfectly of wanting to convey a professional image in a personal way, maybe mainly because our business is, IMO, a good blend of both.

We don't know a lot about the type of mailers going out, but if we assume a blended response rate between Postcards at 0.5%, Zip at 1%, and Yellow Letters at 5-8% the I'd expect the response rate to be significantly higher.
