That should suffice for proof of funds.Now, if you don't have the cash available, and you're looking to borrow the money, then what you want is a Pre-Qualification or Pre-Approval letter from a lender.

Aside from that, you are going to want proof of funds, so a bank statement from the seller would suffice for that.You may also need to provide a report with the condition of the property and your knowledge of it (lead paint and such).
