Needs to be 75 percent sold before a shovel hits the ground,  than the developer can take that to the bank to finance the cost of building.  2 to 7 year term depending in deal,  20 percent target annualized rate of return.

They dont want an application , once I tell them THEY are responsible for cutting the grass , leaves , and snow shoveling    ( one property is almost a full acre covered with oak trees , BIG ones)   The other 2 are a bit over 1/2 acre .
