It sounds like you have a good head on your shoulders, you are going to be a millionaire by 35 if you keep your spending under control.

However, there is a massive amount of delinquency out there and it is disproportionately being shouldered by small landlords who don't have the benefit of a well-qualified tenant base or legal and administrative capability to manage these moratoriums. this legislation hurts regular people who depend on this income and not the massive companies.  

The right Realtor will take a load off your shoulders and will be a good resource when a closing goes sideways.  

Then again, having the burden lifted from my shoulders mentally allowed me to expand to doing the things I am doing today.It's all a very personal decision.

Pros: Reduce overall risk, have help to shoulder inevitable burdens, keep more cashflow from current property. 

The NYC BP group meets about once a month in NYC it might be a good place to rub shoulders and explore.

I don't want to run anyone out, but I'm not going shoulder costs that I don't need to be incurring.

In short, you're shouldering costs for your competition.
