if you care with capital preservation only invest in syndication that has 10 year outlook including the financing aspect. 5 years is too volatile.

Which I have done. it. all.To top that all off, the insurance company made me put a new roof on both structures (I think the roof had a bit of life left in it, but ok) - another $11k - and the main house needs around $6k worth of electrical that the previous owner didn't do properly ("fully remodeled" my ***).

Its hard enough to find the "right" house to live in, but when you add factors like: foundation repair, new roof, new hvac, complete cosmetic over haul, it makes it that much more difficult.Certainly can be done, and not only that, you can find a house in Collin county off market cheaper that what you would pay retail.Its important to make sure you have a resource for properties, an investor friendly lender Ie.
