I tend to agree with you, but that is my perspective.Let's say you are trying to raise money from other people: banks, private lenders or investors.  

U will open the flood gates with a post like that.. what folks do on BP sometimes is try to follow those that seem to know what they are talking about and might be in a segment your interested in then contact them privately.. 

While my wife and I have a good amount of private capital, I would want to do this deal with someone else's money and my sweat equity. 

So anyway I had made a a couple private money deals and ended up with a house I owed absolutely nothing on and wanted to pull the equity from it.

Will I never use a lender whether that be hard money or private money?

What are your thoughts on blocking off the double doors and using it as a separate, private unit.

We could also go with a private money lender on the $190K - just need to find the person!

It seems like though they are great investments, though there are not too many people who actually dive into a private placement like this.
