@Jay Hinrichs - I think charging a higher rent to a felon would be considered a fair housing violation, just like it would be to charge an old person a higher rate because they may not live long enough to finish the lease term.

I think a lot depends on whether the reader is a 'big picture person' or a 'detail person'.A 'big picture person' will look at the overall and see the value in the concept, the idea, the whole mindset of a real estate investor and won't get so bogged down with the details of the book.

As @Dev Horn Getting suckered....As PT Barnum said"there is a sucker born every minute"As a business coach I hear people getting taken a lot and I won't mention any names here but they get taken.Pushbutton methods, "done for you" methods, it's amazing to me.I got a coaching request call 6 months ago from somebody who paid $29,000 to a name brand coach, and the poor customer found out that their mentor coach was this "22-year-old kid" reading out of the book in Salt Lake City Utah phone room.And I didn't know what to tell this poor duped, she was so upset.All I can say is, -do you due diligence, and -realize that the promoter that's promoting the REI "red pill" you are not coming get that person as a rei coach.

For this to be automated I am afraid you would still need a person as experienced as this to click what was needed and not needed for the job - the software could suggest, but I wonder how well it would actually pick up all of the little "this and thats".Have you looked at the bluebook.net suite of software?
