Say your property shows a $5,000 annual profit on paper, once you consider the write-offs like depreciation, mortgage interest, property tax, etc, what kind of tax bill should you expect?

I've recently started to run across more triplexes in my area and found one that may look good on paper, but I'm not quite sure of because of the renovations that are needed.  

However, I've already been told by conventional lenders that I am not likely to qualify since I'm self-employed, thus my income on paper is lower than normal.

The first bank we applied with and after tons of paper work the bank would not set a loan at that time .Letter was dated 5/28/18 from bank .

My current house is worth 370k and on paper I only owe 125K on it.

If its not on paper it never happened.

If you need additional posting, you can post on zillow.com or put signs in the yard, advertise in the paper; pretty much anything!

First you must file eviction papers.

When I am seeking lenders that hold their own paper I (1) go to the local REIA and find out who partners and lends privately, but that will take some time building relationships (2) go to smaller more localized banks, not mortgage lenders or brokers as they by definition are selling their loans.I have also found that if you go to banks in smaller markets outside of the metro, where there is only one or two offices that you often deal directly with the bank president and can make some great loans and connections.And I just posted this on another question - but go to local REIA meetings, meetups and the like, talk to people, vendors and build relationships and you will be able to get some great referrals - just like here at BP, only live and face to face - I think there is even a live BP meeting in Waldo this week? 

Advertise well (don't be cheap, pay for top ad on Kijiji at least), do a comprehensive screening process, include a credit check (not a free one, pay for it) and ensure you're only renting to people who look really good on paper.
