Four months after closing on a nicely renovated fourplex, a tenant parked their vehicle next to the rear steps on a day with 65 mph winds and a divider made of concrete blocks fell onto the tenant's windshield, hood, and roof causing at least $2500 in damages on a recently purchased used car.

However, if you personally own the vehicles etc and not the LLC, then the LLC might not have an 'insurable interest' and then its not able to get insurance on it.

It's a pretty solid investment vehicle as long as you know what you're buying upfront, and not to buy something that will be a problem, i.e. sewage lagoons and old/outdated park infrastructure.
