Does anybody have an example the deed language used?

Combining the lease agreement and the option agreement (together with the proper language) strengthens the seller's right to prevent the option from going through.

If there is default language in the contact pay attention as that is how you will have to proceed with delinquency and defaults, if they occur.

Am thinking about adding language into a purchase agreement that discourages seller from adding more liens after closing.

You should seek legal advice from a local lawyer.Personally, if I were in your shoes, I would insert something like the following language in a conspicuous place to the offer:  "This offer is contingent on the current tenant's vacating the property no later than [INSERT DATE].
