That's very affordable.You should be able to check comparable rents on-line to find out what rents you could reasonably get for those two units.Regarding legality of two units on one parcel of land, check with the local Building Inspector, or Zoning Board.If it wasn't a three-hour drive from me, I'd buy it.

In 99% of the situations, the buyer has already viewed the property and accepted its condition before submitting an offer- they don't feel the need to run an inspector through for a 99 point checklist.

Adding a covered porch would be substantial change and would require review, although in my area, some inspectors might say skip the review and they'll just inspect it.Changing interior room dimensions a little bit wouldn't require review.

Very few jurisdictions allow tiny homes as they do not meet any building codes.If you are not going to sell the lot go see the local building inspector to find out what you can do before you spend a dime.
