Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

HI Bracken, I have a rental house in Ogden, and you're right the market has really been going up recently.My goal on such homes has been to buy with 20-25% down and have the rent be able to cover my PITI & professional property management.  

As others have said, you can do the digging yourself with the municipality or hire an Architect to do this due diligence and provide a zoning and property analysis report bringing all the info together for you.

Readers are advised to seek professional advice If you have more than one property rehab going on at the same time, how does irs/lender/investor know which expense goes with what property?

My advice for anyone looking to hire a PM company is: Review the contract very carefully!

Have never worked with them, but they respond professionally to everything posted about them here on BP and don't hide from it. 

It's worth hiring someone for. 

Hire an attorney, take notes, and maybe you'll be prepared to handle it next time.
