If you can find a duplex where you and your family live in one half and you rent the other half, that is a good way to cut down your housing expenses.

Submit doc's 3/14 and pay deposit. 4/5 get email asking to resubmit(she cant find docs) and do same day. 4/9 says she needs to do an extension, charges me $75 extra, and I pay the 2nd half of my bill.

If you're going to manage a GC, make sure to meet them in person and avoid paying for the entire job upfront (typically for smaller jobs, you will pay half upfront, and half at the end). 

We are only half way through the process as the trust is in our state of residence but the LLC is another state and we may need to address the LLC structure because RI has estate tax that will kick in unless it is a multimember LLC.

Half the job is prep: fill and caulk, stick sand and spot texture, mask and tape.

There are plenty of people doing fantastic things in Chicago and making a lot of money in the process here, but none of them are half-committed. 

My plan would be to live there for a year with a roommate in my half and rent out the other other half.
