A sump pit with lots of gravel surrounding the sump basin will attract water much quicker than a sump pit with less gravel around the basin. etc.).When I had my flooding issues, I paid a hydrologist to come out and inspect the property and educate me on how water was moving around the property, and importantly, how water was moving underground near my foundation.

So, to separate the rare newbie who is willing to do the real work at educating himself on what really is necessary for success from the people who want to take what they perceive is the guru/mentor shortcut (or the “cheap” version in which instead of buying the program you hang around the edges seeking “free” information from those who have paid for those program) I will not answer specifically as to why the program they’re suggesting won’t work or is too risky or borders on illegal.

In that case there is simply no progress being made, and no education the person is gaining that will ultimately allow them to work towards their investing goals.To your question about equity in a property to recycle sooner, I think the typical rehabbed TK property will likely not have significant equity to be able to cash out refi immediately to reinvest.

So many uneducated people taking advantage of distressed sellers situations and ruining people lives Not saying a license stops this but I believe it’s a step in the right direction and will weed out the the get rich quick YouTube educated no money of their own can’t run a CMA fools I see on a daily basis send utter garbage out
