Hi Polen, I agree with the other responders, house hacking is an ideal way to get into RE.

I really believe as a first property , especially after renting and looking to start a family, it’s an ideal move.

Ideally I would like a property with 2 3-bedroom apartments and an additional in law apartment .

California isn't ideal because the current migration from the rest of the country to the southeast means low appreciation or even short term depreciation will be an issue. 

Its good to have a crawlspace vented, but less than ideal in winter time when air is dry anyways and cold because you are trying to heat your house.

I am wanting to ideally find a single family house with a few bedrooms so I can rent out additional rooms to my friends who are looking for housing.

Ideally just have them do it for you! 

I was eager to get my first house and was looking in Frankford last year with the funds that I had but the area was not ideal. 

If you have a less than ideal location, second hand furnishings, no attention to design or amenities and you don't treat it like a hospitality business your ratings will reflect that.
