I didn’t say they don’t fluctuate - I said they don’t fluctuate much, which as a broad generalization is true compared to other securities.

Do not get too overleveraged to the point where regular market fluctuations can make or break your investment, and always underwrite conservatively. puting 33% down on 3 homes is a much better play than buying 1 all cash IMO

If I bought a property with 5% down and put 15% in the bank as cash reserves I will be much better able to weather any future market or cashflow fluctuations than the investor who puts 20% down and has minimal cash reserves.

For the record im talking about constantly having anywhere from 25k to 50k in this account with it fluctuating as I buy new properties but always keeping a minimum of 25k.
