If you are doing multiple renters to one shared roof, then do yourself, your investing dreams, and your renters a MASSIVE FAVOR by learning & implementing coliving property management. 

After we drafted a bare-bones plan that considered their timeline, target rents, and capital reserves, they honed in on a medium-sized complex managed by a local group.. from what I’ve heard, these guys had impressed other out-of-state buyers before and delivered on their promises.

They managed to cover the mortgage and still had a comfortable place for family vacations.

We're dealing with utterly incompetent property managers, but once we solve that situation, it should cash flow well...

Meanwhile, a regular 1031 can be less complicated to manage if your main focus is simply deferring gains.Considering how property values and financing rates have shifted these past months.. do you think an OZF might be a better strategic move than a 1031 in your situation?

If you don’t want to hire a PM to manage your property I would at least hire one to do the screening.  

After that point, you manage the tenancy until they move on.
