I find most invest all of their money and energy on formulating complicated entity structures and then obtain insurance because their lenders require it, not necessarily because the borrower/investor values the benefits.

Just to give you an Idea on some numbers , I am doing a 2100 sq ft house , class A neighborhood ,  clean out , removing some walls to go open floor plan , minor electric , some mid level replumbing , full custom paint , new kitchen , new bathrooms ( 2.5 ) , new windows , refinish hardwood upstairs , Vinyl plank downstairs .

If your shell is back to the studs, just getting the rough in phase; insulation mechanical, duct work, electrical, plumbing passed inspection, with the holding costs that will put you over 100k.
