this is a common theme of course on BP its pretty much every day.and you pretty much have all those that live in a market target a market .I like @James Wise cut and paste responses he does .. he nails it well and its worth cut and pasting every time someone ask the same question that has been asked 1000 times.I like to Add James that when going out of market.. also if you simply buy at the median price points of any given MSA your buying in an area were you have a lot of homeowners buying generally... so you get a mix of cash flow and appreciation and or more important you have a defined exit IE you can sell to a homeowner as opposed to buy at the bottom of the price point and the only out is to an investor..And Frankly your company is kind of a unicorn in the US.. there are not many companies like yours that specialize in reselling these assets for individual owner/investors.

I'm looking for some help with the proper business structure.I understand that flips and rentals are taxed very differently and should ultimately be kept separate.Originally I wanted to buy flips through an LLC (elected to be taxed as an S-Corp) and buy rentals personally.The problem is if I need a commercial/portfolio loan on a rental property the lender would likely require an LLC as well.I wouldn't want to use the flipping LLC since that would muddy the waters and create a "mixed use" situation.

That specific part of Marysville appears to be fairly quiet with a mix of residential and commercial buildings, many historic, but it also appears to be somewhat empty and borders some sketchier areas.

Times 2 years, and you'll be $3k short of your projected expenses.Now add into the mix the increase in costs from what you are using now to estimate your future CAPEX off of, and you won't have enough money...even if all goes well.Saving for CAPEX through your cash flow is a losing option.Let's just see what happens if you do have added costs, and vacancies per year:assume 1 month vacant and one month worth of added costs per year, and you would end up saving only around $4500 per year.That would put you $6k short of your 2 year estimate, and (assuming you will only have the 3 years after that) $1500 short at the 5 year mark.The HELOC is there waiting for you when you need it.
