I also trust on peoples word, but have found that the real issue is not their desire to complete the work but their inability to budget and manage cash flow. 

Getting the cash flow right now in an area that’s not as desirable, or invest a little bit more in an area that I think is up-and-coming but no current tenants living in there now. 

However, I definitely feel as if I overestimated his motivation and desire to move to Florida.

Hi @Rupa Nair , Some areas of North Minneapolis are really turning around and other areas are less desirable in my opinion.

I'm sure I have no clue what I am doing i just know what I've learned from the BP podcast and have a desire to get in the game.

Cash flow in desirable areas is not achievable to a newbie investor. 

Well, the desirable areas around here have been under 1-month of inventory for the last 4+ years. 

No need / desire. 

What would be desirable neighborhoods where inventory still high enough to find a good deal? 

It would definitely be a risk; however, I have the tools and know how to do a lot of the work and feel confident I can find the people I need to help with work I can’t or don’t have time to do in the desired timeline.
