So as a compromise a new lender will accept 75% of the mortgage payment as an income offset to the monthly mortgage payment.   

If you are committed to having both (now) - in a single property - then you have to choose a different area that accommodates that - which might be a compromise on where you want to live.  

I am not willing to compromise the more expensive area I want to live in because there are lots of hills/mountains there etc...

As a real estate investor you might have to compromise to get a good deal.

One of the reasons I'm optimistic about Anchorage is that you don't have to compromise neighborhood quality for multi-family housing.
