I make offers at prices that work for me, then generally ask for additional compensation - closing costs covered, rate buydown etc If chips went up to $10/bag, I wouldn't buy chips that week.

It would be a mistake to highly leverage yourself or throw in all your chips on a new venture when the market has peaked, is on the way down, and nobody knows where the bottom is.Don't give up, but be cautious.

For this reason, i would suggest you stay away from FHA financing as the loan type itself is much more stringent on property condition. it is feasible to make this work, as long as you're not looking at something needing substantial renovation, but i have seen issues with chipping paint (just one example) which FHA is not cool with.
