You can create all kinds of leverage for yourself as a buyer if you play your cards right. 

I know anybody can sue anybody for anything nowadays, but it makes me feel a little better to separate business from personal.Since our policies with NREIG kind of piggyback off their master policy, there's probably some clause in the master that will only allow them to add investment properties held in company names....just guessing here, but it makes sense.BTW, the comment this original thread started from, is much easier today.

What kind of buyer do you think is going to be looking at the end around strategy of avoiding realtors - ones that want to pay top dollar?

You kind of learn from connections from other developers and builders.

It's still a pretty good story, but investors who are in funds VI and VII rightfully couldn't care less about the great timing of sales they had no part of.Sook, I appreciate your kind words about not being "fly by night", our rigorous accounting, K-1 delivery, and comprehensive reporting--your trust in us is not taken for granted.You say that you've invested with other sponsors who's properties have held their value--if you are ever in the mood to share more specifics on that with us I'd love to see what they are doing differently and perhaps I can learn something.

@Carlos Handler, There's all kinds of strategies that you can use to keep things afloat while you wait for a change in the market or a better employment situation. 

I have bought my properties with cash thus far, but i am looking for any information on any kind of loans that might be available for international real estate investing. 

Your tenant is under some distress and you have the opportunity to deal with this situation in a kind way.
