Thank you All - it's more of a traditional deal ie. going the route of a typical investment that will cashflow just a little in our market (MA) with 25% down - for us it appears to be a good long term investment if we had the 25%.This particular one doesn't need rehab so no BRRR strategy here.I'm curious if there are any other strategies that could be used to paying back a private money / hard money lender after say 6 months with this type of scenario?

If your first home is not FHA, pull the equity in a HELOC...don't know if there is enough to cover the duplex...but you might be able to leverage private money and move away from a traditional lender...you can always re-fi later...

I really admire the discipline for wanting to pay the loans off quickly, but fortunately you have the flexibility to do that with traditional home mortgages which typically don't have a prepay penalty.So, I've done 30-year loans on all my rental properties.

I am a wholesaler/flipper in general...so on wholesale side I get paid by assignment fee. But how can you get paid legally if you have investor buying a property if they use conventional loan. I don't think you can do...
