Thanks for the info. in maine we have added risk and weight of snow and ice. risky add more weight to aging roof. ive done both. but prefer rentals get metal roofs so no build up no replacement for 30-50 years. btw 1 inch ice equals 12 inch fresh snow.  

The carpet was cleaned, fresh paint, all the appliances come with it, etc.The house really looks to be move-in ready besides maybe some very minor work that shouldn't cost a lot of cash.

I am currently looking at brand new a property in Cordova, TN which is listed at $192K w/ rental income of $1525.

Targets for a new person versus a person with a portfolio are different.A brand new person might be happy to generate $300 per unit each money after the reserves (maintenance, capex, property mgmt).

About 3-4 years ago someone built a brand new fourplex, 1.5-2 bedroom each.

They'll have so much more knowledge about houses, a lot less drama.... the other girl is brand new, and would likely struggle with bills, and may move for a better paying job-- whereas grandma has other people to help cover the bills...
