We do it based on each guest...if we know that they have a birthday/anniversary going on, then we will leave something nice.

I don’t leave anything unless it’s noted to be a special occasion and then maybe a birthday balloon or such.  

We also painted the exterior of the building around the entryway of the unit, and hung flowers, to give it a nicer feel when walking up.

I've found that after setting one up, it is super easy to set up the account, no tenant necessary, just need their name / birthday / email / social.

I got the door, shutters, flowers etc from Home Depot and other sites.

In 5 years (when my loan is due), I repaint the house, plant some flowers, and I'm moving on to the next opportunity.
