As far as the selling bank is concerned, there is no other investor.

Also if you have very good banking relationships you might get your local community bank that you have all your accounts with to do a loan..

They had to do it, otherwise many banks and commercial customers are at the point of refinancing and the Government itself is at a strategic debt refinance point; thus, if they didn't lower rates, it would have been a catastrophe short term.

So you’re stuck with a problem. if you have a good real estate agent that wants to help you, that person will request proof of payment ie bank records showing the tenants pay regularly … but I’m no expert.

If you're going for non full documentation loans then there are other methods to qualify as well (rental income/ bank deposits/profit and loss/no income/etc) but these loans have higher rates and costs typically.
