I personally am looking for rentals within a few km's of either Sault College or Algoma University because both those schools are focusing on attracting more international students. 

It seems to have the highest fees for permits and STR’s in general but it’s the closest to all the major attractions.. do you have any tips and pointers to help me stand out or get started?

Probably my best option, and then handling all of the information and details to make it as passive as possible for them to make it as attractive as a deal as possible. 

There are still pockets in those areas but if you screen and give a good product you can attract great tenants. 

The property consistently attracted quality tenants due to its excellent location and the scarcity of studios in the area and was never vacant for more than half a month.

@Jason Crain I was actually not that comfortable with a sign in the yard....I was afraid it would attract vandals/burglars.

Every year, Disney and Universal reliably announce new attractions to keep visitors coming back — for instance next year, the opening of Universal’s Epic Universe in 2025. 

We saw opportunity for rent grown at an attractive price.

Ultimately, should the business not succeed or perform as well as you intended, owning a property in a strong location will be attractive to other users that you could choose to sell or lease to yourself.
