I've had success with direct marketing, cold calling and social posts, but when it comes to the topic of pre-foreclosures, being able to strand face to face with a homeowner can make a huge difference, just my experience.  

Have a planned/practiced 1-2 sentences about how you help people buy and sell real estate.Keep your expenses low, track not only what you spend (personal, and business), and track your "lead indicators"...x hours daily lead generating, # people you talked with daily about real estate, # social media posts you created about real estate topics.  

You will not only learn about fix and flip you will learn about wholesale, hard money, Design, scale your business and it is a Real Estate Acadamy all topics grouped together.The ProjectRE is not like where 3000 students in one class and you don't get your questions answered you get to talk to expert who flipped 3000 plus homes. 

Particularly be sure to include your goals for real estate investing so that folks can help you. 2) Follow your favorite forum topics and set up keyword alerts!
