A C Corp is the most complex, doubt most new folks aren't going to be writing thier own stock certificates and, they can't do thier own taxes, but that's a plus for CPAs (not many newbies are GAAP knowledgable) and insurance can be more costly.

Nicholas, it will make a big difference what town it is in, and what T stop it's near. 35% is pretty low, especially since most multis of that size are old housing stock - built 1850 to 1910 or thereabout.

I would almost take your real estate books with a grain of salt and put a lot more stock in what you find here on BP...The info becomes much more straight forward and no punches pulled when you are getting it from people who do not have a bootcamp or coaching to sell you for $3,000.

This is a business for you now and you are the CEO, so you have to build and lead a team of the best, don't settle.I also guarantee you that the folks on BP will know more about using a self-directed IRA/401k than a generic financial advisor who recommends stock and bond mutual funds in varying ratios as everyone's ideal investment plan.

I am trying to get as much cash out of it as possible and found a lender that can do 70% cash out refi on a rental property. net cash out would be around 80k.here's where the problem arises..1. nothing under 80k these days. those cash flow very little at around $1100 rent2. do i put it in the stock market?
