Hello Investors/Contractors, I have a 32 unit apartment building in Pine Bluff AR, 3 minutes from the University and I am looking for any recommendations on handy-men, contractors, dry wall guys, painters, flooring guys, etcThe building needs a complete rehab, may include some framing re-work as well. 

I will be visiting Madison, WI in a few weeks and would love to set up some meeting with rehab service providers, ex. painters, roofers, GC, etc. 

I then hired a painter to paint the brick on the front of the house.

Painter wanted $1500 to fix and paint.  

There are too many sloppy painters, and it's hard to recover from their work.

Paint jobs done by a good painter will cost close to the same amount as a vinyl siding job and last about a third as long in my climate.If the values are higher than average houses that age and most houses are painted or updated with Hardy plank, then vinyl can be a negative.  

Some kind of facetime to walk through and using painters tape to have the incomplete area marked for the sub-contractors before they leave.   

We have fix and flips going in 12 states along with 10 to 12 homes new constructions at anyone time.. that's  12 dig out guys.. 12 Architects we buy plans from.. 12 municipality we buy permits from ( this gets a little much)  12 foundation guys framers siders insulation ,, electricians, plumbers , roofers painters flooring and counter companies.

Make sure you keep your receipts from the painters and you should be protected. 

You can get a painter for $25, who is probably twice as fast and as good as me - so I get to pay myself $12.50 - the advanced stuff I had to hire out anyway, or buy all the tools needed.
