Whether it's gold, oil, real estate, websites or solar power I don't care.

Anything west of it is gold, anything east of it even a block or two is worth a fraction of a home inside the boundary.     

If you get properties under contract at the right price you will easily become a gold-mine to other investors and rest comfortably knowing you will get the assignment.   1) FINDING BUYERS Getting properties under contract begins with what I call your "Web of Influence".  

There is something to be said about taking garbage and making it gold. 

I'd go for something VERY bright, clean, and cheery... something in the family of deep yellow/gold/orange-ISH, with a clear white trim.

It does not take long to get to gold status though, which I think is 20% off paint.

If I looked at that floor in the picture then scanned up I would expect to see avocado cabinets, pink counters and harvest gold appliances.

If that is stucco, you can go:- cream with brown/gold/tan roof- or grey/tan with a dark grey/black roof

It might not make sense for a wholesale property, because of the time and money that might be needed to get rid of the current tenants though.For a buy and hold,  this would be a gold mine for me.  

But good brokers are like gold.
