Other materials like steel studs not so much and there is drywall made without paper that is mold resistant.Mold is everywhere and is often in a dormant state but will need moisture, darkness, and certain conditions to grow.You need to look for the conditions that prompted the mold growth and correct those conditions also.

I need slightly urgent advice.I placed an offer on a house last week, and now I've had the inspector in as well as one of several contractors to get estimate for needed stuff.I got a great price on the offer I think, the inspector is also a structural engineer and he said he thought it was a great investment property.Issues include:-mold-basement moisture-main roof OK, but some patches needed-front porch roof & detached garage need replacing-boiler bearning bad-radon (4.6)That's all before interior fixes like plaster (from all the roof leaks), new carpets and interior painting.This is my first deal, and while I'm not afraid of all the work involved, The estimates are getting close to my bottom line number.I'm starting to get nervous that the rehab costs will make this unworkable...and I really want it to work.I have been an excel spreadsheet (Property Analysis Buy & Hold) and have plugged in a LOT of numbers, including a rehab number up to 40,000...and the property still gives me a 5% Cash on Cash return, which isn't bad, and a cash flow of anywhere from $100/month for lowball rents to up to $1000+ cash flow for top number rents inline with the area for a nice place.The advice I'm looking for is how to figure my bottom line offer.

If the exterior has wood elements such as siding, stairs, balconies, and railings, these all can be expensive propositions if there has been poor maintenance which has allowed moisture intrusion that resulted in dry rot.

Logic tells me to fix them both since the leak will eventually exacerbate the problem...not a matter of if, but when.If I fix only the plumbing, the slab may react and worsen possibly since I am removing the source of the moisture that caused the issue.

Due to the Flood,,disaster you may be able to give tenants immediate notice to vacate.. the option of letting them stay thru clean up is a health hazard and you don't want to expose yourself to unwarranted lawsuits from tenants because of work delays, mold, whatever..You'll have to refund security deposits, and any rent prorated from storm date..Similar issues in Texas with Hurricane Harvey,, landlords are having to displace tenants because of undue delays for clean up and repairs,, contractors are not available, and resources such as flooring, ect are hard to get and you have to completely let the place dry out or hidden moisture will be huge mold issue.

I see so much flowers, seed pods and leaves, they sit on the roof and with the daily rain in South Florida the debris completely carpet that section of the roof in a matter of days, and with the captured moisture it causes the shingle nails to rust a lot quicker over time.

My inspector also had a mold license and informed us those mold tests can actually be very simple and somewhat flawed as they come in with a handheld machine that senses moisture or whatever.

Shiva,A couple things to consider; Installation costs & maintenance for upkeep and repair Noise ( certain types of flooring are extremely loud)Real hardwood -one of the more expensive options -installation is time consuming as it has to be nailed down and then sanded/finished -biggest benefit in my opinion is that if your floors get trashed at some point you can always sand them down and re finish them Vinyl Flooring -cheaper than real hardwood -easier to install ( you can either glue it down or float it) - takes abuse fairly well especially moisture -while you can’t refinish vinyl if you float the flooring it’s very easy to pull it up and replace

The termite company said there was moisture (they did the moisture reading after they sprayed a whole can of foam, not sure if it matters) in the wall so it wasn't covered because there was no visible trace of termites on the soil outside (there is a brick privacy wall that butts up to the house).
